These Terms and Conditions outline the rules and regulations for the use of our website, as well as the terms that apply to booking and staying in our apartment units. By accessing our website or making a reservation, you agree to be legally bound by the terms stated below. If you do not agree with any part of these terms, please do not use our services.

Reservations and Payment

All reservations are subject to availability and must be confirmed by management. Prices are displayed in Nigerian Naira (₦) and may vary depending on the apartment type, dates selected, and availability. Full or partial payment may be required to confirm your booking, and proof of payment may be requested upon arrival. We reserve the right to cancel unconfirmed or unpaid bookings.

Check-In and Check-Out

Check-in time is from 3p.m, and check-out is by 12 noon on the day of departure. Early check-ins or late check-outs may be allowed based on availability and may attract additional fees. Guests are required to present a valid form of ID at check-in.

Guest Conduct and House Rules

Guests are expected to respect the property, neighbors, and staff at all times. Any form of misconduct, illegal activity, or damage to property may result in immediate termination of the booking without a refund. House rules (provided in the apartment and online) must be strictly followed, including rules regarding noise levels, cleanliness, and the use of amenities.

Property Access and Use

The apartment is for residential use only. Subletting or allowing unauthorized guests is strictly prohibited. Guests are responsible for keeping the apartment and its contents in good condition. Any damage or loss caused during your stay will be billed accordingly.

Cancellations and Refunds

Our cancellation policy is outlined separately in our Cancellation and Refund Policy. Please ensure you read it carefully before making a reservation. Refunds (if eligible) will be processed within a reasonable period and returned to the original payment method.

Changes to Your Booking

Changes to bookings, including arrival/departure dates, are subject to availability and must be requested in advance. Additional charges may apply depending on the nature of the change.

Force Majeure

We shall not be held liable for delays, cancellations, or disruptions caused by events beyond our control, including but not limited to acts of God, weather disturbances, government actions, power outages, or civil unrest.

Limitation of Liability

Another Realm Apartment will not be liable for any direct, indirect, incidental, or consequential loss or damage, including loss of personal belongings, injuries, or disruptions during your stay, except where proven to result from gross negligence on our part.

Changes to Terms

We reserve the right to update or modify these terms at any time without prior notice. Continued use of our website or services after any such changes indicates your acceptance of the updated terms.

Governing Law

These Terms and Conditions are governed by the laws of the Federal Republic of Nigeria. Any disputes arising under or in connection with these terms shall be subject to the exclusive jurisdiction of the Nigerian courts.
